Today I’m talking about how to sell a property supersonic-rocket-speed fast. It’s easy; all you have to do is list the property for $1, and I’m sure you’ll sell it immediately, right? Wrong. That’s not how it works—I’m only joking.
What I’m about to say here may come across a little pompous, because I’m going to talk about myself. But for those of you who know who I am, you know that I’m not pompous. So listen up. What you need to do if you want to sell a property at a super-fast pace—I mean walk it out the door—is find someone who has a CIA in real estate. What is that? Well, I am a CIA. A CIA is someone who has the cash, influence, and authority to purchase a property. Personally, I’ve done over 450 deals, and I’m going to do more than 100 deals this year. I’m not pompous. I just want to reiterate that before I get into this other bit of content.

How to Offload Your Property—Fast!
Let’s say there is a wholesaler out in my neck of the woods—or a bird dog or a real estate agent. They will want to find someone like me who does a lot of deals on a yearly basis; someone who knows the market like a CIA. We CIAs have the cash to close on a ton of properties quickly, and if for some reason we didn’t have the money, we’ve still got the influence to get someone else to purchase the properties. It could be hard money lender, it could be a bank, it could be a private investor, but we will still be able to close the deal. Last but not least, we have the authority to make a decision on someone else’s behalf. We have access to capital and can purchase a property literally at the click of a button.
If you guys want to sell properties at a record-fast pace, you need to find someone who is a CIA and has the cash, influence, and authority to make deals happen. CIAs do deals on a consistent basis. They know the numbers in the market and have no problems pulling the trigger. Guys, when the numbers make sense in a deal, and the deal seems too good to be true, even if I were back home in Australia I’d put on my speedos, I’d strap the cash to my underwear, and I’d swim halfway across the ocean to hand deliver that cash in order to buy that property.
There should never be any mucking around with a buyer. Serious buyers are serious buyers. They perform. They don’t shoot around the bush. My title company turns around deals in 48 hours. If you send me a deal today, I look at it, and I will literally buy it within three days if the deal makes sense for us.
Once again, please don’t take this post the wrong way. I’m not a pompous type of dude, I just wanted to explain who we are, what we do, and how we go about all of our acquisitions. That is how you can sell properties at record speeds: Find yourself a CIA.
